    Abstract. Some problems of practical application of the provisions of the regulatory document in the performance of work on the inspection of buildings and structures are considered. The provisions of the national standard on the rules of inspection and monitoring of the technical condition of buildings and structures, such as the definition of a defect (damage) to a building structure, are analyzed. Attention is paid to the application of this definition in the presence or absence of defects, the presence of certain characteristics, taking into account their impact on the performance of work on the inspection of buildings and structures. It is noted that if defects (damages) of the building structure are found during the survey, then the category of technical condition of the building and structure should be assessed, taking them into account, and the need for repair (reinforcement) of the building and structure structures should be established. In addition, to determine how the operating conditions may affect the change in the characteristics of defects (damages) of the building structure during the further operation of the building. Based on this statement, some shortcomings of this definition are pointed out and recommendations are given for changing certain provisions of the regulatory document.
