Abstract. Construction in dense urban environments is characterized by a high concentration of risk factors: proximity of existing buildings, saturation with underground utilities, and limited space for equipment placement. Under such conditions, monitoring and control systems play a crucial role in ensuring the reliability of engineering survey data and preventing failures. This article discusses modern approaches to geotechnical monitoring, including observations of foundation settlements, structural deformations, and changes in hydrogeological conditions. Particular attention is paid to digital technologies such as automated sensor systems, ground-penetrating radar, seismic methods, and unmanned platforms for remote site inspections. The combination of instrumental monitoring techniques with numerical modelling is shown to improve prediction accuracy and minimize risks in constrained construction sites. The need for regulatory consolidation of monitoring procedures as a mandatory stage of construction is emphasized, ensuring the reliability of design solutions and the safety of surrounding buildings. It has been established that system control and monitoring make it possible to identify hidden threats in a timely manner and manage risks at all stages of the facility's life cycle.
