Abstract. The issues of detection and repair of leaks in soft roofs of exploited high-rise buildings are considered. It is noted that leaks can cause damage to the roofing and structural elements of the building, as well as to the property of the owners of the floors below. Minimization of damages is possible when reducing the period of time required to identify leakage locations and promptly repair them. The task of the research is to analyze the applied methods of work with leaks in soft roofs of exploited high-rise buildings and to develop recommendations to improve the efficiency of organization of such works. The performed analysis showed that the main attention in the known methods is paid to the works carried out directly on the roof of the building. The authors proposed a step-by-step implementation of works using different equipment: moisture meter and source of pulse signals with the receiver of these signals. It is recommended to perform a significant part of leak detection processes at the initial stage - in the premises of the upper floor of the building, which will eliminate the dependence of work on weather conditions. The method will reduce the total time of leak detection in the roof, as well as reduce the possible costs of the management company, servicing the apartment building, to compensate for material damage to both the building itself and the property of the owners of the upper floors of the building.
