Abstract. The correctness of accounting for karst-suffusion processes is an urgent and priority topic in the design of buildings and structures, especially with an increased level of responsibility. A computational technique for modeling the interaction of the underground part of the building with the ground base during the formation of a karst cavity is presented. The results of calculations of the forecast assessment of the impact of the probable formation of a karst cavity on the underground part of the building are analyzed using examples of the design of the administrative and business center of a residential complex consisting of four high-rise sections of variable storeys, as well as a metro station complex in a spatial setting. Various locations of the karst cavity are considered, the choice of which is carried out in accordance with generally accepted methods, guided by the results of geological and geophysical studies. The obtained results of three-dimensional calculations showed that additional deformations of foundations and foundations do not exceed the maximum permissible ones, therefore, additional reinforcement of underground structures and the appointment of conservation measures are not required. A mandatory measure is to conduct continuous geotechnical monitoring during the construction of buildings and structures for a period of at least one year after its completion.
