Abstract. Modern geothermal processes have a great influence on the hydrogeological situations in the foothill regions of the Zailiyskiy Alatau. Therefore, when choosing a design solution for the foundation of buildings in areas where soft soils are distributed it is necessary to take into account the possibility of changing the level of groundwater throughout the entire period of its operation. On the example of buildings built in the foothill areas of Almaty, it is shown that the level of groundwater has changed over the five years of operation. This led to a significant change in the physical and mechanical properties of the foundations of the buildings and, as a result, the development of unacceptable and uneven settlement. Based on the results of additional soil studies, measures were developed and implemented to correct the situation of buildings and to prevent the development of sediment by strengthening soils at the base of buildings. Of the possible hardening options, the most effective one was selected and recommendations were made on the technology for implementing the proposed measures. During the work implementation and in the subsequent period, the settlement of the strengthened foundation of buildings was monitored, which has shown effectiveness and reliability of the measures taken and implemented.
