Abstract. In Russia, at present, the regulatory and technical basis for the design of "green" buildings is just beginning to form however, there are no national standards for the renovation of the former industrial zones on urban areas. The article discusses the international method for environmental assessment of territories of BREEAM Communities, in view of which it is proposed to formulate a new methodology for Russia with assessment criteria of ecological safety when renovating industrial zones. To solve this problem, an integrated approach is proposed, which includes three assessment stages of ecological safety of territories. The first stage contains a list of criteria determined in the course of a comparative analysis of the parameters of the current regulatory and technical base of Russia and the international method of environmental assessment according to the BREEAM Communities scheme. The second stage determines the functional purpose of the lands and assesses the list of parameters drawn up depending on the area demarcation. The third stage assigns the cadastral value of the land plot depending on the number of evaluated criteria on the plots with the same function. The presented approach makes it posible to obtain current, from the position of integrated multi-criteria assessment, environmental safety parameters with reference to land demarcation for renovation of industrial zones in order to improve the domestic regulatory and technical base, which in the aggregate is a scientific novelty.
